The Realtors private list of homes for sale
Nearly all of the local real estate companies participate in the MLS, including all the medium and large real estate companies. Unlike the "MLS lite" information available on many websites, the list is updated constantly, so a home listed at 11am could be seen on MLS by noon. When a Realtor finds a seller who wants to sell their home, it is called a listing. To participate in MLS, Realtors agree to submit their
listings immediately and without exception. MLS includes
every home for sale by these real estate companies. Both
new and existing homes are listed in the MLS. Many types
of property are listed, including single family homes,
townhomes, condominiums, hobby farms, duplexes and
income properties.
Most effective way to sell a home
MLS sells more homes than all the other marketing tools combined. MLS
single-handedly sells three times more homes than the next
most effective tool, the yard sign. An MLS listing puts
thousands of local Realtors to work at selling your home, and exposes your home to the most ready, willing, and able buyers available. The majority of buyers use Realtors to help them find a home, and every Realtor uses MLS to find homes for their buyer clients. The MLS is so powerful that most buyers working with Realtors rely completely on the Realtor for telling them about homes for sale, and most Realtors use MLS as their only tool for finding homes for sale.
How your home gets into MLS
Simply order an MLS listing or a package that includes MLS. After you have paid for your order, you will be directed to a page that asks you a number of detailed questions about your home. If you wish, you can answer some or all the questions at that time. If you want your home entered in the MLS in less than one business day from the time you ordered, answering the questions right away may get your home into MLS faster. Otherwise, we will research your home's MLS records and contact you with the questions we need you to answer. If we find an old MLS record for your home, there will be fewer questions for you to answer. We can contact you by the telephone or email, whichever you prefer.
Not available directly to the public, until now
Realtors will list homes in the MLS as part of a traditional listing. Most charge a commission 7% of the sales price for this service. That's $14,140 for an average Twin Cities home! Until now, home sellers had to choose between paying the huge commissions or going it alone without MLS. MLS was so powerful as a selling tool that many sellers paid the huge commissions and felt it was worth it. BuySelf makes an MLS listing available to sellers for a flat fee.

They can quickly look at the exact area, price range, and
amenities without having to look at properties that don't
match their criteria. Each home listed shows a photo and

Realtors closely compare their buyer's preferences to the
detailed information about every single home in the MLS.
This keeps the Realtor from wasting time by showing a
home that doesn't fit his/her client's preferences. MLS
contains a home's basic information such as address, price,
bedrooms, bathrooms, garage/parking, as well as some
very detailed information such as the exact dimensions of
rooms, what kind of furnace, and amount of tax
assessments pending against the property. The MLS is such a powerful tool that most agents don't even waste their time by driving around neighborhoods looking for signs or reading the newspaper ads, except when they are looking to list a home for 7%.
Important Notice
An MLS Listing does not require payment of a listing commission. The "selling" commission must be paid if and only if you receive an acceptable offer from a buyer who was shown the property by a licensed Realtor. This commission will be paid even if it is not mentioned in the purchase agreement and the amount may be any amount above 2.5% (BuySelf recommends paying 3 to 3.15%), and must be determined before a listing can be entered into MLS.
